Purpose of the Job

  • Supporting the General Services Manager and Senior Electrical Engineer/Supervisor in the safe operation and maintenance of all plant, equipment and installations defined within the contractual service sheets
  • To undertake maintenance and reactive repair to fabric items such as door and windows, sanitaryware and flooring etc. To undertake minor decorating tasks and minor moves and porterage. To assist the technical team in undertaking maintenance and reactive repair works under guidance and within your levels of training or competency
  • Be an essential part of the local team who will ensure the safe operation and repair of all M&E building services and fabric equipment on the site.
  • Working in line with the Permit to Work System
  • Monitor site performance of sub-contractors and report poor performance
  • Use of IT systems (Handheld device) as part of the CAFM system
  • Take part in Appraisals/Performance Reviews including the recognition of training and development needs
  • Participate in departmental team meeting and client DSS morning meeting when required
  • Work in line with issued Risk Assessments and Safe Systems of Work
  • When necessary, to work with other engineers to provide a core presence at client sites within an extended weekday period
  • When necessary, to undertake weekend/out of hours working to complete intrusive maintenance activities that cannot be undertaken in client operating hours
  • Carry out tasks as directed by your direct line manager and/or Lead
  • To deliver an ethos that promotes IFM with value focused on the customer and service to support the site.
  • Adherence to site policies and procedures regarding processes and health and safety
  • Any other appropriate duties as and when requested by Company site management team
  • Provide relief support to the Effluent during times of absences

Main assignments

  • Undertake training and appointment as an AP/CP in appropriate disciplines
  • Be proactive to identify and report faults with building services equipment and take steps to resolve.
  • Maintain informal communications with Client staff members related to service levels and issues
  • Report service affecting issued to the site management team for formal communication with the client
  • Remain flexible with regards to site attendance and tasks undertaken within personal competency
  • Be fully aware of relevant Health and Safety and general legislative matters
  • Assume responsibility for ensuring compliance with all relevant Health and Safety legislation and site-specific health, safety, and welfare policies
  • You must ensure that you do not act in any way that endangers your health and safety or that of others. Failure to comply with the requirements of this clause may result in disciplinary action being taken against you, which may include your dismissal or notice
  • All accidents and unsafe situations must be reported immediately, and accidents recorded in the Accident Book
  • If we give you safety equipment, protective clothing or footwear you must use it. Clothing and overalls must be kept clean
  • You must attend health and safety training as instructed by your manager to ensure that risks in the workplace are reduced
  • Provide cover to other operational sites within the contract as and when required
  • The delivery of mechanical installation small works projects as instructed by the Supervisor or Manager(s) in accordance with Legislation
  • To diagnose faults on equipment and repair as necessary using manufacturers manuals and drawings as required
  • To provide the necessary support to enable apprentices to be instructed in all aspects of engineering and building services
  • Participation in on-call rota
  • To pass on skills and knowledge to new engineering employees
  • To interpret technical schematics and drawings and utilize this information to perform planned preventative maintenance, rectification of faults and installation of new equipment.
  • To clearly identify and record concise details of test results and actions taken when rectifying breakdownsemedial works and further actions to eliminate or minimize future problems. Ensuring that these records are always kept accurate and up to date
  • Undertake surveys of engineering plant and building fabric and directed
  • Involvement with life cycle replacement of engineering and building fabric replacement
  • Be adaptable to the introduction and innovation of new technology and working techniques
  • Proactively adopt a continuous improvement approach to all duties
  • Communicates technical issues to other maintenance staff, explain technical issues to other staff and Company Management
  • Develop good working relationships with client staff at all levels
  • Ensuring data is provided for input to contractual monitoring (KPI’s)
  • Attend training courses as required

Person Specification

Essential

  • 5 years’ experience relevant experience as a Mechanical technician
  • Completed a recognized apprenticeship/training
  • Minimum of City & Guilds Craft / NVQ Qualification Certificate (electrical / mechanical) and demonstrable experience in a trade discipline
  • Experience/knowledge of working with electrical services
  • IOSH passport and CSCS card
  • ONC or equivalent in a relevant subject
  • High level of practical knowledge of relevant employment, Health & Safety and general legislative requirements
  • Problem solving ability in response to technical issues, fault diagnosis and solution finding
  • Excellent interpersonal skills with the ability to relate to all levels within the Sodexo
  • Numerate and computer literate
  • Strong sense of client focus
  • The ability to listen to others understand and interpret their views
  • Personal presentation must be of a high professional standard
  • Prioritizing own workload and working under own initiative with minimal supervision
  • Good organizational skills with the ability to organize others
  • The ability to listen to others understand and interpret their views

  • Experience of Construction Design Management Regulations (CDM)
  • Experience of working with HVAC Systems
  • Legionella awareness
